The 110,000 sq ft net zero carbon building has been transformed into a lower-carbon, highly efficient, people-focused environment. Real-time data and intelligent building systems, combined with carefully considered amenities, make TBC.London a workplace that performs better for both the people who use it and the team responsible for running it.

Powered by Smart Spaces, occupiers can access, use and engage with the building through one intuitive app. At the same time, the management team gains real-time visibility into building performance, supporting more efficient day-to-day operations.

Why Smart Spaces?

TBC.London needed a smart building platform that could reflect the ambition of the building itself: sustainable, intuitive and designed around the people who use it every day.

Smart Spaces was chosen to help connect the occupier experience across the building, bringing key services, communications and building interactions into one easy-to-use app.

For occupiers, this means one app to:

  • Book spaces and building amenities
  • Discover events and local offers
  • Find key building information in one place

For the building team, the same platform provides a clearer view of how the workplace is performing, supporting more informed decisions across energy, air quality and the wider occupier experience.

Turning ESG goals into measurable performance

Sustainability has shaped every part of TBC.London’s redevelopment, from the materials used in its construction to the systems that operate the building each day.

The building combines reclaimed materials, ultra-efficient LED lighting, all-electric systems and the ability to provide up to 100% fresh air when conditions allow. More than 120 sensors feed live energy and air-quality data into the Smart Spaces platform, giving the building team real-time visibility of performance.

This connected approach means the team can:

  • Monitor energy use and indoor air quality in real time
  • Identify opportunities to improve operational efficiency
  • Respond to changing building conditions more effectively
  • Turn long-term sustainability commitments into measurable action

A healthier, more human workplace

TBC.London has been designed around a simple idea: the building should support its occupants without getting in their way.

Its philosophy of helping people thrive, belong, connect, be good, do good and feel good can be seen throughout the workplace.

Air-purifying paint, strong natural lighting and fresh air systems all contribute to curating a healthy indoor environment, while flexible floors and generous ceiling heights give occupiers room to work in the way that suits them.

With Smart Spaces technology working quietly in the background, a comfortable and responsive environment for occupiers. The in-floor HVAC system adapts the supply of fresh air as conditions change, while air quality and energy performance are monitored in real time.

Summed up by Hoskins: “The building gets out of the way so people can do their best work and actually enjoy being here.”

Workplace, wellbeing and community

The experience at TBC.London extends far beyond the office floor. A rooftop garden, clubroom and wellbeing-focused spaces give occupiers space to connect and recharge.

That sense of purpose also reaches beyond the building’s occupiers. The Urban Village Hall is made available free of charge to local communities, charities and social enterprises, with charitable organisations using the space for around 30% of the year.
