A smart space is defined as any environment, from vehicles, homes or office spaces to entire buildings, enabled with smart technology. Essentially, it is a ‘connected’ space where networked sensors communicate with one another in an intelligent ecosystem.
The smart ecosystem provides the user with information about how the space is operating so that the environment can be improved to function at optimal conditions. Discover more in our insight article on what is a smart space.

A smart workplace is one that embraces digital transformation and automation of processes. By implementing smart technology to create an engaging and enhanced office experience, a smart workplace promotes better work-life balance and improves productivity.
Access control via a dedicated smart workplace app, flexible meeting room and desk booking system, lifestyle management options, a self-serving Visitor Management System are only a few of the possibilities to make the workspace truly yours. Enabling the workplace means giving the power back to the tenant and providing a seamless experience throughout the building, not just the office space.
A smart workplace is also able to create an active and engaged community that doesn’t stop at the office space but is made of the whole building.

In a smart building, legacy systems are connected to IoT devices and sensors through a Building Operating System (BOS), effectively transforming the building into a digital service platform.
This evolution elevates building intelligence and provides a better, more efficient environment. From lighting to climate control, role-based access, space management and optimisation and more, the building becomes an eco-system of interoperating networks. The cloud-connected sensors in the building’s electrical devices feed data to a central operating system (discover more here), which can be operated through a dedicated smart app to create the ultimate user experience.
Smart building technology brings in many benefits. Some of these are sustainability-related, thanks to energy consumption management paired with predictive analytics, and wellbeing-focused, as it promotes a healthier building environment thanks to indoor air quality technology.

IoT refers to the ‘internet of things’. This is a term used to describe physical devices complete with sensors or software that enables them to connect to other devices or systems over the internet e.g. a wearable exercise tracker that connects to your smartphone.
In Smart Spaces®, nearly all aspects of the built environment can be enabled with IoT technology, from lighting sensors to desk occupancy monitoring.

A digital twin is a 3D replica of the building, which provides you real-time analysis, testing and actioning of the smart building systems. The platform harbours data such as CO2/VOC, noise decibels, indoor light and occupancy levels, to allow you to manage and optimise operativity performance at scale.
This gives property managers power over the entire building system life cycle and its sustainability impact.

Smart Spaces is a Central-London based PropTech firm established in 2010. Founder brothers Dan and Tom Drogman recognised the need for a workplace that emphasised sustainability and wellness within the office. Their solution was the white label (i.e. building or company branded), IoT platform Smart Spaces® – capable of connecting occupiers to their building community and systems. To date, our portfolio connects thousands of brokers and building providers within the co-working and serviced office sectors. From our development of the Marriott Hotel booking system in 2017, to our partnership with Great Portland Estates PLC, a FTSE 250 property investment firm, we are fast becoming one of Europe’s leading smart building enablers.

We are proud to have achieved ISO 27001:2013, the internationally recognised standard for Information Security, published by the International Organization for Standardization (ISO). This is an important certification for maintaining the highest standards in cybersecurity and keeping data safe across all areas of the business.
We’re also proud holders of the Cyber Essentials Plus certification, which is the highest level of certification offered under the Cyber Essentials scheme. It is a rigorous test of an organisation’s cybersecurity systems where the scheme’s cybersecurity experts carried out vulnerability tests to make sure that we are protected against basic hacking and phishing attacks.

A whole host of features are available in the Smart Spaces app, which offers 360° control, automation and real-time operational feedback of your smart building or office space right at your fingertips.
These include:

Smart Spaces® are helping property managers secure a safe return to the workplace for their employees and visitors with a host of measures that go ‘Beyond Covid-19‘. From seamless contactless access control of doors, turnstiles, speed lanes and lifts to indoor air quality management, space management and space optimisation, we provide solutions that transform the workplace in a healthier and more productive environment.
