Iconic London landmark set to become highest standard of smart building in Europe
London, 24 February 2020 – 22 Bishopsgate, the 1.4m sq ft people-focused office development in the heart of London, owned and managed by AXA Investment Management – Real Assets on behalf of its clients, has partnered with Smart Spaces, the leading Building Operating System and Customer-Experience App, to deliver smart technology to the near-complete building.
Opening later this year, Smart Spaces will make 22 Bishopsgate the first European skyscraper to provide its customers with a frictionless arrival-experience for the 12,000 building residents and their guests. As part of phase one, guests and residents will benefit from the building’s dedicated smartphone app which will act as their access pass with integrated visitor management enabling easy access into the building for visitors – without the hassle of having to check-in at the reception desk and pick up a physical pass.
As an innovative scaling business, Smart Spaces will utilise its proven track record and experience having worked with a number of high-profile clients over the past few years including Great Portland Estates, Columbia Threadneedle, Helical and Ashby Capital, in order to support 22 Bishopsgate in achieving the highest smart building standards for any building in Europe.
In phase two, Smart Spaces will extend the 22 Bishopsgate app feature-set to include integrated food ordering from The Market on level two, enabling workers to pre-order and collect as well as invite their friends for lunch by sending a secure access pass, with colour coded wayfinding to dedicated meeting areas in the building.
Smart Spaces is the market-leading smart technology platform for real estate and is focused on enhancing customer service and engagement. It adopts a customer-first approach to deliver a seamless experience, the app provides advanced utilisation of the amenities including:
- community engagement / socialising
- offers and events
- meeting room booking
- climate and lighting control of each workspace

The app is developed to balance both operational efficiencies and ESG, while continually improving the experience for residents based on their real time demand on the building’s services and energy consumption. For example, providing control of solar radiation activated blinds, when there is intense sunlight coming through the windows to aid additional comfort. A digital twin with connected controls will also provide the building management team the ability to effect changes in real-time via a web portal and further aid all stakeholders with visualisation of the building.
